Living in Bassendean
A charming riverside suburb with character homes, strong community spirit, and easy access to Perth CBD
About Bassendean
With a tight-knit community vigilant about supporting local businesses and the natural environment, the residents of Bassendean are immensely proud of their neighbourhood. Often likened to a cute country village, Bassendean boasts old-fashioned charm with the benefit of only being a few minutes from Perth’s CBD. So iconic, a feature movie was made about the neighbourhood’s nostalgic charm — Bassendream — set on the last day of the summer school holidays in the 1990s.
This riverside neighbourhood has retained its long-lasting allure since it was founded by Peter Broun in 1832, when he took occupation of Stoke Farm in West Guildford. Flanking historic Guildford and the Swan River, the suburb was renamed Bassendean in 1922. With an eclectic mix of extravagant riverside mansions and character homes on tree-lined streets, many homeowners have resisted the urge to sub-divide by retaining their full-sized blocks.
The property market
Bassendean offers a peaceful lifestyle with kilometres of Swan River frontage, including Sandy Beach Reserve, which underwent significant upgrades in 2023. With a thriving real estate market, the suburb attracts a wide range of buyers — from first-home buyers and young families to investors seeking strong rental yields in a suburb with genuine long-term appeal.
The median house price sits around $720,000, with two-thirds of homeowners choosing houses over apartments or units. Many residents have chosen to retain their full-sized blocks, keeping the suburb’s spacious, character-filled streetscapes intact. Rental yields average around 4.2%, making Bassendean a compelling option for property investors as well.
